Winnipeg Apartment Information for New Tenants

CONGRATULATIONS! You have now secured your new Winnipeg apartment and have questions about what to expect next as a new tenant.

Each management company has a set of policy and procedures in place that each tenant must follow – make sure you obtain and thoroughly read over these instructions.

Globe General Agencies has policy and procedures in place that include the following rules and regulations:
  1. You have booked your moving date and will need to have an elevator placed on service for your big day.  Make sure to call your landlord well in advance to secure your time for move in.  It is also important to book an appointment for your move-in condition report.  At that time you will be given your apartment keys and cards.
  2. Remember, it is the responsibility of the tenant to insure his possessions, as the insurance coverage maintained by the Landlord does not provide coverage for the tenant.  Contact your insurance agent to arrange for your own personal coverage.
  3. Should you have any in-suite or other maintenance requests (of a non-emergency nature), please call them in in a timely manner, remembering to give the maintenance staff permission to enter your suite in the event you will not be home.  For maintenance of an emergency nature (no power, water leak, or overflowing toilet/sink) call the emergency number to have the matter attended to immediately.
  4. Modifications to your suite, including installation of grab bars, painting, installing additional lighting, installing shelving etc. are not allowed without prior written consent from the Landlord on the understanding that any labour or work required to return the suite to the original condition will result in a charge to the tenant upon move-out.  With some modifications the charges may be significant so be sure to weight all your options beforehand.
  5. If your building has security staff, please call them for immediate assistance during after hours or on weekends.  Help make your building secure – do not give access to the building or your suite to anyone you do not know.
  6. All garbage must be bagged and tied before being placed in the refuse room chute.  Large bags or items such as cardboard boxes etc. must be disposed of in the large BFI bins located outside.  Please do not leave garbage on the floors of the chute room or in the hallways.  If your building has a recycling program, please utilize it in an effort to cut down on the amount of garbage going to our landfills.  Large items such as furniture cannot be discarded by placing by the refuse bins – these must be removed from the property by each tenant personally, or you will be charged for their removal.
  7. When using your balcony, please remember not to shake your mop, sweep or throw anything off the balcony, as this could be hazardous to other residents.  Do not hang anything over the edge of the balcony railings.  Drying of laundry on the balcony is strictly forbidden.  Carpeting or painting your balcony is not permitted.  This can prevent the cement from drying and breathing and cause the cement to fail, threatening the structural integrity of the balcony.
  8. Your patio and bedroom windows must be kept closed during the winter months to avoid freezing of the water heating systems.  Failure to do so could result in damages to the property being charged to your personally.
  9. Please ensure you park in your assigned parking space.  Overnight/visitors parking is available and may be arranged at the office during regular business hours or with security after hours.
  10. If your building has a swimming pool, remember you must be in attendance if you have family or friends utilizing the pool.  The tenant is responsible for their guests’ actions.
  11. All apartments are equipped with smoke alarms. Information about testing and tampering with this equipment will be given upon move-in.  Read over the information and familiarize yourself with the operation of this alarm.
  12. As with all Globe General Agencies properties, a No Smoking policy is in place.  This means smoking will not be permitted in all rental units, balconies, patios as well as on the property.  This applies to all new tenants, visitors and guests.
  13. Remember, your apartment does not allow pets of any kind.  Please make alternative arrangements to have your pet cared for as you do not want to breach the terms of your tenancy agreement by moving them in with you.
  14. Be sure to read the information package given to you when you attend the office to sign your new lease agreement.  This package will give you all the important information specific to the building you will be living in and if you have any questions or concerns, be sure to ask!
